Clearing a whole apartment in a managed block
A full apartment clearance means everything goes: beds, sofas, wardrobes, the dining set, the contents of every press, the balcony furniture and whatever has been living in the storage cage downstairs. In Sandyford the volume is rarely the hard part. A two-bed in one of the newer blocks holds less than a semi-d, but it sits behind a fob-controlled door, a lift that has to be booked and a car park the van can't get into.
So we plan these jobs around the building first and the furniture second. The blocks that went up around Beacon South Quarter, Central Park and along the Green Line from Stillorgan to Leopardstown are run by owners' management companies, usually through a managing agent, and their house rules shape the day. Our main apartment clearance page covers apartments anywhere; this page is about these Dublin 18 blocks.
The building sets the timetable
Before we can offer a date, we need to know what the building allows. Expect the managing agent or the concierge to ask for some or all of these:
- A lift booking, often a morning or afternoon block, with padded covers fitted
- Contractor sign-in at the front desk, sometimes with a named contact for the day
- Permitted moving hours, which in some blocks rule out evenings
- Insurance and permit details before contractors are let in
Spotless carries full insurance on every clearance and holds Waste Collection Permit NWCPO-25-13287-01 as an authorised carrier, so pass on whatever paperwork the managing agent wants and we'll supply it. Our working week runs Monday to Saturday, 8am to 5pm, and that sits comfortably inside the moving hours most buildings set.
Car parks, set-down areas and the Luas
Residents in most of these blocks park underground, and the basement ramps have height barriers. Our Luton van is too tall for nearly all of them, so we don't plan on driving in. We load from a set-down area at the entrance, a loading bay if there is one, or a legal spot on the road, and move everything between the lift and the van on trolleys.
Blocks close to the Luas stops were built for people arriving on foot, and the nearest place a van can stop is sometimes a fair walk from the lift lobby. That walk adds time, so we'd rather know about it from a photo than find out on the day.

What a full clearance covers, room by room
| Room | What usually goes |
|---|---|
| Living area | Sofa, TV and stand, coffee table, rugs, lamps, balcony furniture |
| Kitchen | Freestanding appliances you own, the dining set, crockery and the contents of every press |
| Bedrooms | Beds and mattresses, freestanding wardrobes taken apart for the lift, chests of drawers, clothes |
| Hall and utility | The hoover, ironing board, coats and boxes on the top shelf |
| Basement | The storage cage or locker, bikes, suitcases, anything in a shared bike store |
Anything built in, or anything belonging to a landlord or the building, stays put. Drawers, presses and boxes are checked before they're bagged, and anything that looks personal or important is set aside and handed to you. If it's only a few big pieces rather than the whole apartment, furniture removal is the better fit.
Emptying a whole apartment in Dublin 18? Send a photo of each room with the floor number, the lift arrangements and where a van can stop. One fixed price comes back, usually the same day.
Looking after the common areas
Your neighbours keep living in the block while we work, so the shared parts get more care than the apartment itself. Lift covers go up before the first trip, and wardrobes and bed frames are taken apart in the rooms so nothing scrapes the lift walls on the way down. Fire doors stay shut behind us, corridors stay passable, and not a single bag ends up in the residents' bins; every item leaves with us.
Sorting happens on the way out of the apartment. Furniture and household things that someone could use again are kept apart where possible, metals and electricals are recycled, and what's left is taken to licensed facilities. We finish by sweeping or vacuuming the floors, ready for whatever comes next.
Why people clear a whole apartment here
Full clearances in Sandyford come from a few directions. Owners selling up want the rooms empty before the valuation and the viewings. Families settle an estate after a death, sometimes from outside Dublin, and our bereavement clearance page for Sandyford explains how we handle that gently. Landlords switching a furnished let to an unfurnished one should see our page on flat clearance between lets, and tenants on their way out have a page of their own on moving-out clear-outs.
Bare rooms are also the easiest time to get carpets cleaned; see carpet cleaning in Sandyford. For houses rather than apartments, go to our Sandyford house clearance page, and the apartment clearance guide has a checklist of questions for your management company.
