Sandyford's houses
The apartments along the Luas line get most of the attention, and our main Sandyford page deals with them. This page is about the houses: the estates of semis, terraces and townhouses that spread out from Sandyford village towards Kilmacud and Leopardstown and up the hill to Stepaside, built from the 1970s right through to the 2000s.
Clear-outs in those houses tend to fall into two groups. Either someone is moving and needs everything that isn't going cleared, or they're staying and want part of the house back.
Moving out of a D18 house
Moving almost always means moving to a different shape of home, and that decides what stays behind.
| Moving from | Moving to | What usually needs clearing |
|---|---|---|
| A four-bed semi | An apartment or a smaller house | Spare beds, the dining suite, garden furniture, the garage and the attic |
| A townhouse | A bigger family house | Flat-pack that won't survive a second move, old mattresses, the box room |
| A family home | Abroad or another county | Nearly everything that isn't shipped or stored |
Book us either just before the removal company, so they only quote for what's going, or for the day after you leave, so the house is empty for the buyers or the agent's final look round. If you're selling, your solicitor will tell you what has to stay with the house.
Taking back part of the house
Not everyone is moving. Some just want a room or a space back, and in Dublin 18 that usually means one of three places:
- The integral garage, which became the storeroom years ago. See garage clear-outs and our page on garage clear-outs in Sandyford.
- The attic, with the baby gear and the boxes from the last move. See attic clearance and attic clearance in Sandyford.
- The garden shed, before a new patio or landscaping. See shed clearance and shed clearance in Sandyford.
Bedrooms are the other common job: the children's rooms once they've moved out, or a spare room being turned into a home office or a nursery. A part-house job is priced on what's leaving, not the size of the house.

Driveways, townhouses and the M50
Estate houses in D18 usually have a driveway, so the van can back up close to the door. Townhouses are the exception that needs planning: three floors, narrow stairs and sometimes a single parking space out front. Tell us how many flights there are, and big pieces are taken apart upstairs before they come down.
The M50 and the roads around Leopardstown get very busy at rush hour, so we plan arrival times around the morning peak. We work Monday to Saturday, 8am to 5pm, which suits people who want a garage done at the weekend.
Getting ready for a part-house job
For a part-house job in a home you're still living in, a little preparation makes the visit quicker:
- Mark what stays. A sticker or a note on anything in the cleared rooms that you're keeping.
- Move the car off the drive, so the van can park close to the door.
- Clear a path from the room to the front door, and put pets somewhere quiet.
- Defrost and empty any fridge or freezer that's going, a day ahead.
- Tell the neighbours if you're in a tight cul-de-sac, so nobody is blocked in.
You don't need to bag or box anything. We bring bags, tools and floor covers, and we check every drawer before it leaves.
A parent's house nearby
Sometimes the house that needs clearing isn't yours but a parent's, a few roads away. When a parent moves into care or dies, the clear-out needs a gentler pace; see bereavement house clearance, or our page on bereavement clearances in Sandyford, Stillorgan and Leopardstown. If the house has become very cluttered, we clear it in stages and without judgement; see hoarder clearance. For a parent's apartment, the building's rules come first; see apartment clearance.
Pricing, timing and disposal
The fixed price is worked out from your photos: how much is going, how far it has to be carried, and anything that needs separate disposal, such as fridges, freezers and mattresses. A single garage or room is usually a few hours' work, while a four-bed with a packed attic and garage takes one to two days.
Sound furniture and flat-pack are set aside for reuse where possible, cardboard, metal and electricals are recycled, and the remainder goes to licensed facilities. We're fully insured on every job and collect under permit NWCPO-25-13287-01. For other parts of the city, see house clearance in Dublin.
