Turning a Dublin 18 flat round between tenants
Every week a flat stands empty in Sandyford is a week without rent, so the turnaround matters. The list is usually short and familiar. The tenant has gone, the sofa is worn through, the mattresses have had their day, the washing machine has started to leak, and there's a press full of things nobody will claim. The painter is booked, the agent wants photos, and the new furniture arrives on a date you can't move.
We fit into that list. We clear whatever you're replacing or don't want, leave what's staying, and send you photos of the result. You don't need to be there on the day. Keys can come from you, your letting agent or the building's concierge, and the whole job can be agreed on WhatsApp.
What usually gets replaced
| Item | Why it usually goes | What helps us |
|---|---|---|
| Sofa | Worn, stained or sagging after a few tenancies | A photo, and whether the arms or back come off |
| Mattresses and bed bases | Often replaced between tenants for hygiene | How many beds there are |
| Washing machine, dryer or fridge | Broken, noisy or past repair | Disconnected before we arrive |
| Dining set and chairs | Wobbly, marked or mismatched | Nothing, they come apart easily |
| Tenant leftovers | Bags, boxes, food, a bike in the bike store | A note of anything you're unsure about |
New furniture usually arrives in a lot of cardboard. If the delivery comes before we do, leave the packaging in one room and it goes with everything else.
Switching from furnished to unfurnished, or back
Some landlords use the gap between tenants to change how the flat is let. Going unfurnished means everything movable comes out: beds, the sofa, wardrobes, the dining set, and sometimes the curtains or blinds as well. Going the other way usually means clearing the old, mismatched pieces before a new furniture pack arrives. Either way, tell us how the flat should look on the day the next tenant moves in, and we'll clear to that plan.
Old white goods
Appliances are the part of a flat clearance most likely to hold things up, so it's worth sorting them before the day.
- Washing machines and dishwashers. Turn off the water and disconnect the hoses, and leave a towel underneath, because there's always some water left in the pump.
- Fridges and freezers. Switch them off, empty them and leave the doors open for a day.
- Gas cookers and hobs. These must be disconnected by a Registered Gas Installer. We won't touch the gas.
- Hard-wired electric cookers. An electrician needs to make the supply safe first.
- Integrated appliances. We take them only once your fitter has removed them from the units.
All of it goes for appliance recycling.

Photos for you and your agent
When we arrive, we photograph each room as we find it. When we've finished, we photograph it again, empty and with the floor swept or vacuumed. Both sets go to you on WhatsApp, and to your letting agent too if you give us their number. It's a handy record of the flat's condition between tenancies, and it gives the agent something to work from until the proper listing photos are taken.
Fitting in with cleaners, painters and deliveries
A turnaround usually runs in this order, and we're first in:
- Clearance. Everything that isn't staying goes.
- Repairs and painting. Quicker and tidier in empty rooms.
- Cleaning. We leave the floors swept or vacuumed, but the end-of-tenancy clean is a separate job for a cleaner.
- Carpets. If the flat is carpeted, we can clean them once the rooms are bare; see carpet cleaning in Sandyford.
- New furniture. Delivered into a finished flat.
Got a Sandyford flat to turn round? Send a photo of each room, tell us what's staying and when the painter or the new tenant is due. We'll reply with a fixed price, usually the same day.
When the tenant has left things behind
If a tenant has moved out and left belongings, check that you're entitled to dispose of them before you book anyone. The Residential Tenancies Board publishes guidance for landlords on this. We're not solicitors, so take advice if you're unsure. Our page on abandoned flats in Dublin goes into the practical side.
Permits, insurance and the managing agent
Some managing agents in Dublin 18 want to see a contractor's details before they'll book the lift. Ours are ready to send: full insurance on every job, and authorised waste carrier permit NWCPO-25-13287-01. It also means whatever leaves your flat is dealt with legally, with reusable furniture kept apart where possible, appliances and metal recycled, and the remainder delivered to licensed facilities.
Our property clearance service for Dublin landlords covers houses as well as flats, and the guide to preparing a rental property has a turnaround checklist. For the building side of Dublin 18, see the main Sandyford page. For apartments elsewhere, see our apartment clearance service, and if it's just one or two items, furniture removal.
