Village, estates or Adamstown?
Lucan is really three places when it comes to clearing a house.
The village. Down in the Liffey valley, the old village has older houses, cottages and streets that are tight for parking. Houses here can have steep steps, narrow halls and small back yards, so carrying takes longer than in the estates.
The estates. Lucan grew quickly from the 1970s, and most homes are in family estates such as Esker, Finnstown, Ballyowen and Hillcrest. These are mostly three- and four-bed semi-ds and detached houses with driveways, attics and, often, a garage or a shed. Loading is easy; the volume is usually the challenge.
Adamstown. The newer planned town to the south, built around its own railway station on the Kildare line, is mostly apartments, duplexes and townhouses. That brings management companies, allocated parking and shared stairwells into the plan. Our apartment clearance page explains how we work in managed blocks.
Photographing your house for a quote
We price Lucan clearances from photos, so the better the photos, the more accurate the price. You don't need anything fancy; a phone is fine. Here's what to capture:
- The attic: stand on the ladder and take a photo in each direction. Mention whether it's boarded.
- Every bedroom, including the box room, with wardrobe doors open.
- Living rooms and the kitchen, with a couple of presses open so we can see how full they are.
- The garage, with the door up, from the front and from the back.
- The shed and the garden, including anything lying around outside.
- The front of the house, so we can see the parking and the steps.
Add your Eircode and anything that won't show in a photo: very heavy items like a piano, things you're keeping, or a date you need it done by. We'll come back with one fixed price, usually the same day. For a sense of what affects the figure, see our house clearance cost guide.
What happens on the day
The crew arrives at the agreed time, walks through with you, and confirms what's staying. Covers go down on the stairs and hall before anything heavy moves. If you want to sort as we go, that's fine; plenty of people do.
We open every drawer and box before it's emptied, and hand you anything that looks personal or important: papers, photos, keys, cash, jewellery. Items are sorted on the way out, with reusable pieces set aside, metals and appliances kept for recycling, and the rest taken to licensed facilities. When we leave, the rooms are empty and the floors are swept or vacuumed.
How long it takes depends on how full the house is. A typical Lucan semi-d with a loaded attic and garage is a one- or two-day job for a crew of two or three; an apartment is usually quicker. We can't take asbestos, gas cylinders, paint, solvents, oils or chemicals, so take those to a civic amenity site or hazardous waste collection and we'll clear the rest.

Attics, garages and sheds are part of the same job if you want them done: see attic clearance, garage clear-outs and shed clearance. When a clearance follows the death of a parent, we work at the family's pace; see bereavement house clearance. If a home has become overwhelming for the person living in it, we can help gently and privately; see hoarder clearance.

Kildare is on the doorstep
Lucan sits right on the county border, with Leixlip and Celbridge only a few minutes away across the Kildare line. We cover County Dublin and County Kildare equally, so if you're clearing a parent's house in Leixlip while living in Lucan, or the other way round, it's the same crew and the same way of working. For more on the Dublin side, see our house clearance in Dublin page.
Selling or letting it afterwards
If the house is going on the market or to a new tenant, an empty house is only half the job. We can also clean the carpets once the rooms are clear and power wash the driveway and patio, so the house is ready for photos and viewings. Landlords will find more on our property clearance page.
