Clearing a house in Leixlip
Leixlip sits right on the Dublin border, where the Rye Water meets the Liffey, and it's one of the quickest Kildare towns for us to reach: straight out the M4. Whole houses, a room or two, lofts, garages and garden sheds are all regular Leixlip work for us, and each one gets a fixed quote from your photos before it's booked.
If the house belonged to a parent and you now live in Dublin or abroad, you don't need to stand in it for two days. Photograph the rooms, list the keepers, arrange the keys, and you'll get pictures of the finished, empty house on your phone.
Leixlip homes, from the old village to Confey
Leixlip grew fast from the 1970s onwards, so most of its homes sit in estates: three- and four-bed semi-ds, terraced houses and some detached homes, with newer developments added since. Around the old village the houses are older and access is tighter. It's a pattern you'll see in all of north Kildare's commuter towns, and each type changes the plan a little:
- Estate semi-ds and terraces. There's usually a driveway, so loading is quick. The work is in the volume: an attic nobody has been up in for years, a garage used as a storeroom, a shed at the end of the garden.
- Older houses near the village. Narrower stairs, smaller rooms and street parking. We bring an extra pair of hands rather than rushing, and the stairs are protected before the first wardrobe comes down.
- Apartments and newer builds. Lifts, management companies and allocated parking. Our apartment clearance service is built around those rules.

What we can clear in a Leixlip home
A house clearance means everything you don't want to keep, from the attic down to the garden gate:
- A family home after a death. Relatives decide the speed, personal things are kept safe for them, and the work can be spread over a few visits if that's kinder. Our bereavement house clearance page explains how we work.
- The attic. Estate houses of this age often have decades of boxes, cases and Christmas decorations in the loft. We clear it safely and leave the insulation alone. See attic clearance.
- The garage and the shed. Tools, bikes, paint tins, old garden furniture, and the shed itself if it's past saving. See garage clear-outs and shed clearance.
- A house that has filled up over time. Quiet, unhurried help, done a section at a time if that's easier for the person living there. See hoarder clearance.
- A rental between tenants. Leftover furniture and contents removed so the house can be relet or sold. See property clearance.
Getting the van in and the load out
Most Leixlip jobs are straightforward to load, but a quick note with your photos saves time on the day:
- Parking. Driveway, road outside or a shared car park? If neighbours' cars tend to block the front, tell us and we'll time the job around it.
- Stairs and heavy pieces. Solid wardrobes, pianos, chest freezers and sofa beds take extra hands. We take things apart where that's safer than forcing them down a stairwell.
- Keys and alarms. If nobody will be there, agree access before the day so the crew can start on time.
- Timing. There's usually a slot within the week. Working to a closing date or a lease that ends on a set day? Mention it straight away and we'll schedule the clearance to finish ahead of it.
Want a price for a Leixlip clearance? Photograph each room, the attic and the garage, add your Eircode, and send it on WhatsApp. You'll get a fixed price back, usually the same day.
How the price is worked out
We don't use a rate card, because no two houses hold the same amount. A Leixlip quote is built from the volume (counted in van loads), the walk and stairs between the house and the van, items like fridges, freezers, mattresses and electricals that go for separate recycling, and the crew's time. Nearly all of them are worked out from photos, without a visit. You get one fixed price before booking, and that's what you pay. Our house clearance cost guide goes through each factor.
When the rooms are empty
Every room is handed back empty, with the floors swept or run over with a vacuum where that's needed. That isn't a full clean, but the house is fit for the auctioneer's photos, incoming tenants or family moving in. Along the way, good pieces are put aside for reuse, metal and electrical waste is recycled, and the rest is taken to licensed facilities by us as an authorised carrier (permit NWCPO-25-13287-01).
Putting the house up for sale? Once it's empty we can clean the carpets or power wash the driveway too. For towns further into the county, see house clearance across Kildare.
