Sallynoggin, then and now
Sallynoggin was built mainly by the council around the middle of the twentieth century, on the higher ground between Dún Laoghaire, Glenageary and Deansgrange. Over the decades most of the houses were bought by the families living in them, and today the area is largely owner-occupied, with some homes rented.
So the clear-outs we do here are family clear-outs. Someone is downsizing. A parent has died, or gone to live with one of the children. A house is being got ready to sell or let. The houses are compact, but they've been lived in, extended and filled, and they take more work than their size suggests.
Extensions, side gardens and sheds
Very few Sallynoggin houses are still the size they were built. Over the years, families have added:
- Kitchen extensions at the back, often with a utility room or a downstairs toilet
- Converted garages or side rooms, especially on corner houses with a side garden
- Sheds, workshops and lean-tos in the back garden, sometimes two or three of them
- Attic storage reached by a hatch, usually boarded only in part
It's the outside that surprises people. A back garden with a big shed, a lean-to and a stack of old timber and paving can fill as much of the van as the bedrooms. Corner houses with a side garden often have the most of all, because there was always room for one more shed, a trailer or a pile of materials for a job that never happened. We clear all of it in the same visit; see shed clearance and garage clear-outs for the details, and attic clearance for the loft.

When a family home changes hands
The Sallynoggin job we're asked about most is a parent's house. Sometimes it's after a death; sometimes a parent has moved in with family or into care, and the house is to be sold or let.
These houses often hold a lot of family history, and a lot of opinions about it. That's normal, and we work around it. Children and grandchildren can take what they want first; we'll clear around anything marked, and come back for a second visit if the family needs more time. Everything personal we find, from post office books to photographs, is put aside for you. Our bereavement house clearance page explains how we approach it.
If the home had become very cluttered, we clear it carefully and without judgement; see hoarder clearance.
If the house is being sold
Buyers in Sallynoggin are often young families who plan to extend or redecorate, so an empty, swept house shows the space better than a furnished one. If the estate agent wants a few things left for photos, tell us and we'll leave them. Anything in the sale agreement, such as the cooker or the curtains, stays too.

Estate roads and parking
Sallynoggin's roads are residential and fairly narrow, and with most households owning a car or two, both sides are often parked up. Many houses have turned the front garden into a drive, which solves it. Where there's no drive:
- We look at your photo of the road and pick the best spot.
- Everything is staged in the hall or the front garden before the van pulls up.
- Loading happens in short, quick runs, so neighbours aren't blocked in for long.
On the main routes, like the Sallynoggin Road and Glenageary Road Upper, we use the nearest side road instead. If your house is on a small green or a cul-de-sac where turning is tight, a photo of the end of the road helps us decide whether to reverse in or carry a little further.
Time and price
A typical Sallynoggin semi or terrace takes our crew around a day, a little more with a full shed and extension. We usually start upstairs and in the attic, work down through the house, and finish with the back garden, so the heavy outdoor items aren't carried past rooms that are still full. Before we leave, we walk through with you, or send photos if you're not there, so you can see every room is clear and the floors are swept. The price depends on volume, access and anything needing special disposal, like a fridge freezer or mattresses, and it's fixed from your photos before booking.
What leaves is sorted. Reusable furniture is set aside, metals, electricals and cardboard are recycled, and the remainder goes to licensed facilities. Spotless is an authorised waste carrier; our permit number is NWCPO-25-13287-01. Flats and apartments locally are covered under apartment clearance.
