Three services, one town by the sea
Dún Laoghaire is a seaside town as much as a Dublin suburb, and living by the sea leaves its mark on a house, inside and out. Sand comes in on shoes and paws from the beaches and the pier walk. Older houses and basement flats hold the damp. Salt spray and shade turn granite steps green and leave a grey film on render and railings.
We do three things here: clearances, carpet and upholstery cleaning, and power washing. You can book any one of them, or put them together when a flat is changing hands or a house is going on the market. Every job is priced from photos, with one fixed figure agreed before we book.

Carpets that live with sand and sea air
Seafront carpets have a harder life than most. Sand is gritty and sharp, and once it works down into the pile, every footstep grinds it against the fibres, which wears the carpet thin in the hallway and on the stairs first. Damp is the other problem. In basement flats and older houses, carpets can pick up a musty smell that hoovering never shifts.
Here's how we deal with both:
- A thorough dry vacuum first, to lift out as much sand as possible before any water goes down.
- Hot-water extraction, which flushes soil and grit out of the pile rather than pushing it deeper.
- Air movers for drying, which matters more in a damp basement than in a bright upstairs room.
- Rugs, sofas and mattresses cleaned on the same visit if you want them done.

Granite steps, render and salt-air grime
Granite is everywhere in Dún Laoghaire: the steps up to Victorian hall doors, garden walls, kerbs and paths. It weathers well, but in shade and sea air it turns green with algae and picks up black spots and a dull grey film. Render, windowsills and railings near the seafront collect a salty grime of their own.
We clean all of it with power washing, using hot water where it helps and lower pressure on older stone and soft pointing. Render and painted walls usually get a soft wash rather than a hard jet. Driveways, patios, paths and roofs are part of the same service, so the front and back of a house can be done together.

Putting the jobs in the right order
When a flat or house is being sold or let, the order matters as much as the work:
- Clearance first. Empty rooms are faster to clean and nothing gets marked on the way out.
- Carpets and upholstery next. With the furniture gone, every bit of carpet can be reached.
- The outside last. Steps, paths and the driveway are washed when nobody needs to walk through again.

Parking and getting the gear in
Much of central Dún Laoghaire is pay-and-display or permit parking, and the seafront fills up on fine weekends. For a clearance, we load in short stops from the nearest legal spot. For carpet cleaning, the machine and hoses come in through the front door, so tell us the floor and whether there's a lift. For power washing, let us know if there's an outside tap and where the van can stand.
