The Sutton job: three bedrooms, before and after
The photos on this page come from a real Spotless house clearance in Sutton. Three bedrooms, each one full in its own way:
- The box room (at the top of this page): the floor was covered with boxes, clothes and household items. Afterwards it was completely empty, with the patterned carpet showing again.
- The front bedroom: clothes, crates and papers were piled across the bed and the floor. We cleared it down to the bed, which you can still see in place in the after photo.
- The back bedroom: bags, boxes and small furniture were stacked high. It finished empty, with just the green walls and the carpet.

Rooms like these are rarely just furniture. Papers are mixed in with clothes, and small valuables turn up in bags and boxes. That's why we sort as we go instead of bagging everything blind: crates of paper get a look before they leave, and anything personal is put aside for the family.

Sutton, Howth and Bayside: three different jobs
Dublin 13 covers a lot of ground, and the houses change quickly as you head out towards the Head.
| Area | Typical homes | What to plan for |
|---|---|---|
| Sutton | Family houses around Sutton Cross and along the roads towards Baldoyle and Howth, from mid-century semi-ds to large detached houses | Driveways in most cases; big attics and garages |
| Howth | Period houses and cottages near the harbour, and larger houses up the Hill | Steep drives, narrow roads and little room to turn |
| Bayside | Estate houses, mostly from the late 1960s and 1970s, plus apartments near the DART | Easy van access for the houses; lifts and management companies for the apartments |
Hills, harbour traffic and narrow roads
Howth is where access really matters. Some of the roads up the Hill are narrow and winding, and plenty of houses sit on steep drives or down long paths from the road. A Luton van can't always get close, so we plan for a longer carry, extra hands and sometimes smaller loads. If you know your road is tight, say so when you send photos.
Weekends in Howth village are busy, especially when the weather is good, and parking near the harbour is hard to find. For houses in or near the village, a weekday booking is usually easier. Sutton Cross can be slow at peak times too, so we time the drive in around it.

Clearing a house you grew up in
When a parent's house in Sutton or Howth needs clearing, it's rarely just about getting rooms empty. There are decisions about what to keep, who wants what, and how much time everyone needs. We go at your pace: you can sort with us on the day, keep a room closed until you're ready, or have us clear in stages. Papers, photographs and jewellery are handed to you, never thrown out. Read how we handle house clearances after a death.
What's included, and what isn't
A full clearance in Dublin 13 covers everything you don't want to keep: furniture, beds, appliances, clothes, books, kitchenware, the attic, the garage, the shed and the garden rubbish. When we leave, the rooms are empty and the floors are swept or vacuumed where needed.
A few things sit outside a normal clearance:
- Specialist cleaning. We leave rooms clear and tidy, but it isn't a deep clean. If carpets are staying, we can clean them separately.
- Asbestos, gas cylinders and fuel. We can't take these, and they need a specialist.
- Paint, solvents, oils and chemicals. We can't take these either. Take them to a civic amenity site or a hazardous waste collection, and we'll clear the rest.
Getting a price for Dublin 13
Photograph each room, plus the attic, the garage and any shed, and send them on WhatsApp with your area. We'll reply with a fixed price, agreed before anything is booked. Attics (attic clearance), garages (garage clear-outs) and sheds (shed clearance) can all be part of the same job, and apartments in Bayside and Sutton are covered on our apartment clearance page.
What we take is sorted: reusable items set aside, metals and appliances recycled, the rest to licensed facilities. If a home has become very full and it's hard to know where to begin, we can help gently and discreetly through our hoarder clearance service. For how we work across the rest of the city, see house clearance in Dublin.
