Bought new, cleared half a century later
Bayside was built from the late 1960s on open land between Kilbarrack and Sutton, a planned estate of semi-detached and terraced houses with shops at its centre and a DART station on its edge. Plenty of the people who bought those houses new are still living in them.
That shapes the work we're asked to do here. Most Bayside clearances are downsizing moves: a couple whose children left years ago, swapping a three- or four-bed house for an apartment, a smaller home nearer family, or sheltered housing. The rest are family clearances after a parent has died or moved into care. Either way, the house usually holds fifty years of a household's life, and it needs going through, not just carrying out.
What a Bayside house usually holds
The houses are well built and sensibly laid out, with more storage than anyone realises until they start emptying it. On a typical day here we clear:
- The attic, reached by a hatch on the landing, with suitcases, Christmas decorations, schoolbooks and the boxes from the last move
- The box room, which tends to become the store for everything that didn't fit anywhere else
- Bedrooms with wardrobes and chests still full of clothes
- The kitchen, including the presses, cooker, fridge and washing machine if they aren't staying
- The garage or side extension, if there is one, and a back-garden shed with tools, the lawnmower and garden tools

We sort while we work. Anything that looks like paperwork, photographs, jewellery or keys is put aside for you to look at. Decent furniture is held back for reuse where we can, metals and appliances are recycled, and whatever is left goes to licensed facilities. Spotless holds a waste collection permit (NWCPO-25-13287-01) and we carry full insurance on every job.
Moving out in two stages
Downsizing rarely happens in one tidy step. There's a closing date, a removal company and a list of furniture the new place won't take. We fit around that:
- Before the move. We clear the attic, the garage and the spare rooms, so packing is about what you're taking, not what you're leaving.
- After the move. Once the removal van has gone, we clear whatever remains, room by room, and leave the floors swept.
One price covers both visits, agreed from your photos before anything is booked. If your sons or daughters want a few pieces first, leave them in one room with a note and we'll work around them.
If the loft is the part you're dreading, our attic clearance page explains how we handle narrow hatches and unboarded joists. Garages are covered on garage clear-outs, and the garden on shed clearance.
Selling up in Bayside? Photograph each room plus the attic and garage, and tell us your closing date. One fixed price comes back for the whole clear-out.
Clearing a parent's Bayside home
Sometimes the house is being cleared because the person who lived there has died, or has moved into a nursing home. That's a different job and we treat it differently. There's no rush unless you need one. You can be there while we work, or leave us the keys and let us get on with it. Anything personal goes into a box for the family, and nothing is binned on a guess. Our bereavement house clearance page sets out how we handle it.
If a home has become very full over the years and it's hard to know where to begin, we can clear it gently and in stages, without comment. See hoarder clearance.
Getting the van in
Bayside is one of the easier parts of the north side to work in. Most houses have a driveway, so the van backs in and loads without blocking the road. The things worth mentioning when you send photos:
- No drive, or cars parked on both sides, so we know how much room there is to stand the van
- Peak times around Sutton Cross and the coast road, which we plan the journey around
- Apartments near the DART, where the management company may want the lift booked and the van in a set spot; see apartment clearance
We work Monday to Saturday, 8am to 5pm, so an early weekday start is usually easy to arrange.
Pricing a Dublin 13 clear-out
The price depends on how much there is, how far it has to be carried, and whether anything needs special disposal, such as a fridge freezer, a mattress or electricals. We work it out from your photos: every room, the attic, the garage and the shed, plus one of the front of the house. You get a fixed figure before booking, usually the same day.
Bayside sits between Sutton and Kilbarrack, with Howth a few minutes east, and we cover all the roads in between. For the rest of the county, see house clearance in Dublin. Our main house clearance page explains what's included wherever you are.
