Carpets, sofas and mattresses in one visit
The five videos on this page are a fair picture of our work in Dublin 4: a carpet and sofa clean and an upholstery job in Sandymount, a mattress in Sandymount, upholstery in Ballsbridge and a sofa in Donnybrook. Most of it is more than carpets alone.
Doing it all at once makes sense. The machine is set up once, the rooms are cleared once, and everything dries over the same afternoon. All of it is hot-water extraction: pre-treatment on spots and traffic areas, then a hot rinse extracted straight back out. Carpets get the main wand, upholstery and mattresses a smaller hand tool. Drying typically takes a few hours, depending on ventilation, carpet type and fabric.

Dublin 4, area by area
| Area | Typical homes | Worth mentioning when you book |
|---|---|---|
| Sandymount | Victorian and Edwardian red-brick terraces, small cottages, apartments near the strand | Street parking, steep period stairs |
| Ballsbridge | Large period houses, many now split into apartments, and modern blocks | Management company access, Aviva or RDS event days |
| Donnybrook | Period houses, family homes and apartment developments | Driveway or on-street parking |
| Irishtown and Ringsend | Terraced cottages and newer apartments | Narrow streets, limited parking |
Whatever the house, the method is the same, but the planning isn't. A tall Ballsbridge house with three flights of stairs takes longer than a two-bed apartment, and a tight street changes where we unload. A note about floors, stairs and parking with your photos lets us price it properly.

Older furniture and period upholstery
Dublin 4 has its share of inherited armchairs, button-back sofas and older fabrics. We test before we clean anything: a hidden spot for colour run, plus a look at the care label or the fabric itself. Some fabrics, including some velvets, silks and anything marked for dry cleaning only, shouldn't be cleaned with water. If your piece is one of them, we'll tell you instead of taking the chance.
Old stains on older fabric are harder, too. A ring from a drink spilled years ago may fade without vanishing, and fabric worn thin on the arms can't be made thicker by cleaning. You'll hear that from us before we start, not after.
Period furniture also needs thought once the carpet is clean. Don't push a mahogany sideboard or anything with metal feet back onto damp carpet: wood stain and rust can transfer into the pile and leave a mark that's harder to shift than the original dirt. If something has to go back before the carpet is dry, put a square of foil or a plastic lid under each leg until it is.
Sand, grit and hall carpets
Living close to the strand means grit gets walked in. Sand is abrasive: underfoot, it wears the fibres in the hall and on the stairs faster than ordinary dust does. A good doormat inside the front door catches a surprising amount, and regular vacuuming slows the wear down.
A hot-water clean lifts the fine grit a vacuum leaves behind, along with the greasy film that makes a hall carpet look grey. Pre-treating the hall and the bottom of the stairs, where most of it collects, makes the biggest difference.
Pale carpets near the front door have it worst. If you're choosing between cleaning the whole house and cleaning the hall, stairs and landing on their own, the second option is a perfectly good job by itself, and the rooms can follow another time.
Booking and prices
The price depends on the rooms and stairs, how many sofas, chairs or mattresses, and the condition of each. Send photos on WhatsApp and you'll have a fixed price before anything is booked, usually the same day. Our hours are Monday to Saturday, 8am to 8pm.
Ciprian, who founded Spotless, trained in carpet cleaning with Prochem in 2018 (certificate 2018/020) and works on jobs himself. If you're just over the canal, see our pages for Ranelagh and Rathmines. If the front path or patio needs attention too, we also do power washing in Sandymount. The full service is set out on our Dublin carpet cleaning page.
