Half goes home, the rest goes with us
Most people leaving self-storage aren't clearing out everything. A few boxes of photos, a good armchair and the children's keepsakes are coming home. The old sofa, the flat-pack wardrobe, the spare fridge and the boxes nobody has opened since they went in are not.
That's the job we do. You take what matters; we empty the rest of the unit in the same visit, sort it, and leave the floor swept so you can hand back the key. If the unit is one stop on a bigger move, we fit around that too.
The reasons vary. The new house is finally furnished and the stored things no longer fit it. A renovation has finished. A couple has merged two homes' worth of furniture into one. Someone is emigrating and has already cleared the apartment, or has come home from abroad and found they bought everything again. In each case the unit has done its job, and what's left in it is mostly surplus.
- Keepers set aside first, before anything else is loaded, so nothing you want ends up in the van.
- One visit for the rest, timed to the facility's access hours and your notice date.
- Boxes opened and checked, with papers, photos and anything personal handed back.
- A fixed price before booking, from a photo of the open unit.
- An authorised waste carrier (permit NWCPO-25-13287-01), fully insured, taking it all somewhere legal.
Splitting the unit before the day
The move-out goes fastest when the keep-or-go decisions are made before we arrive. You don't have to sort the whole unit, just the part you want.
- Visit once with your phone. Photograph the open unit from the door, then anything further in that you might want.
- Make a short keep list. Ten items is easier to manage than fifty. Be honest about what you've missed while it's been in storage.
- Mark the keepers if you can reach them. Coloured tape or a sticky note works. If you can't reach them, a photo with an arrow on it does the same job.
- Send us the photos and the list. We price the rest of the unit and plan the order: your things out first, then everything else.
- Bring the car, or book help. We put your keepers at the front of the unit or by the loading bay. If you're taking home more than fits in a car, book your own van or a removals firm for the same slot and we'll work around them.
The parent page on storage unit clearance covers unit sizes and clearing a unit on someone else's behalf, and our guide to emptying a storage unit has a hand-back checklist.

Trolleys, goods lifts and long corridors
Indoor self-storage is designed for people moving a few boxes at a time, not for emptying a whole unit in an afternoon. A few things shape the day:
- The goods lift is shared. Other customers use it too, and on a busy Saturday morning you can wait. We work in steady loads rather than queueing with a trolley each time.
- Trolleys are shared too. Facilities have a set number, and they tend to disappear when the building is busy.
- Corridors can be long. On upper floors the walk from the unit to the loading bay is often further than the unit is deep, and every item makes that trip.
- Loading bays may have a time limit. Some facilities ask you to book the bay, or move vehicles on after a set time.
None of this is a problem; it just takes planning. Tell us the floor, whether there's a lift and where the bay is, and we'll send the right size of crew so the job fits the facility's hours.

Moving out of a storage unit? Send a photo of the open unit, the facility's name and your notice date on WhatsApp. We'll reply with a fixed price, usually the same day.
Notice periods and the last payment
Storage agreements usually ask for written notice before you leave, and some bill in set periods. The trick is to make the clear-out land inside the notice period, so you're not paying for a month you didn't need.
| When | You | Us |
|---|---|---|
| Today | Photograph the unit, list your keepers | Fixed price back, usually the same day |
| Once you've agreed the price | Give the facility written notice and keep a copy | Book a date a few days before your end date |
| On the day | Collect your keepers, or have them set aside | Load and sort the rest, sweep the floor |
| Before you leave | Remove your padlock, return any fob or card | Send photos of the empty unit if you aren't there |
Leaving a few days spare before the end date means a delayed lift or a bank holiday doesn't cost you another period.
The unit you've stopped visiting
Self-storage earns its keep during a house move, a renovation or a gap between leases. The trouble starts when the reason ends and the payments don't. A few signs it's time to move out:
- you can't list what's in the unit without looking
- you've already replaced the furniture that's in there
- the last time you visited was to drop something else off
- you've stopped checking what the monthly payment is
Clearing an unused unit is one of the few clear-outs that pays for itself: the day it's empty and handed back, the rent stops. For a unit with just a couple of large pieces in it, furniture removal may be the simpler booking, and for a few bags and broken bits, junk removal.
What happens to everything you don't take
Everything leaving the unit is sorted as it's loaded. Furniture in decent condition is set aside for reuse where possible, metals, electricals and appliances go to recycling, and the rest goes to licensed waste facilities. Krystal Klean Express Limited, which operates Spotless, holds Waste Collection Permit NWCPO-25-13287-01, so you know who has your things and that they're going somewhere legal.
Facilities don't normally allow paint, fuel, gas cylinders or chemicals to be stored, but they do turn up. We can't take them, so if you spot any, a civic amenity site or hazardous waste collection is the place for them, and we'll clear the rest of the unit.
If the contents came out of a house that also needs clearing, we can price both in one go: see house clearance. Businesses moving archive boxes, stock or spare desks out of storage are handled the same way, and if there's an office to empty too, see office clearance.
