Kildare's property market, from the M4 to the Barrow
Property in Kildare changes hands for all the usual reasons, but the county has a few patterns of its own. The commuter towns along the M4 and the M7 have a large rental market, and houses there come up for sale and letting all year round. Maynooth has student lets that turn over between college years. And out in the countryside, a lot of farmhouses and family homes are sold or let through an estate, often after the owner has died.
Each of those comes with a deadline set by someone else: an estate agent, a letting agent, a solicitor or a buyer. Our job is to have the property empty in time, with anything important kept back. For the full picture, see our main property clearance page; this one is about how it works in Kildare.
For estate agents and sellers
An agent wants the house ready before the photographer arrives, because the first set of pictures does most of the selling. Here's how a Kildare sale clear-out usually runs:
- Photos to us first. The seller or the agent sends a few pictures of every room, the attic, the garage and the garden.
- A fixed price back. Usually the same day, agreed before anything is booked.
- Clear before the BER and the photographer. The assessor needs the attic and the cylinder, and the photographer needs empty rooms.
- Leave what's selling the room. A table, a few chairs or a good bed can stay for viewings and go later.
- Back for the last pieces. After sale agreed, we return for whatever was left in, before closing.
For a step-by-step checklist, read our guide to preparing a property for sale.
For solicitors, executors and probate properties
When a property is part of an estate, the solicitor or the executor is usually the person we deal with, and the family may live anywhere. We can collect keys from a solicitor's office, work to an inventory, and set aside deeds, bank and pension papers, photographs and jewellery for the executor.
Probate takes time, and a house can sit empty for months. Some executors clear early, for insurance or to stop damp setting in among the contents; others wait for the grant. Either way, we can clear in stages. Our bereavement house clearance page explains how we work with families, and a home that became very cluttered can be cleared gently through hoarder clearance.

For landlords and letting agents
Between tenants, the clock is running. We clear what the last tenant left, keep everything listed on the inventory, and send photos when the rooms are empty so the agent can book the cleaner. Our guide to preparing a rental property has the full checklist.

Got a Kildare property to empty by a date? Send photos of every room, the attic and any outbuildings on WhatsApp, with the Eircode and the deadline. We'll come back with a fixed price.
Keys, lockboxes and empty houses
Most property clear-outs happen without the owner on site. Tell us who holds the keys, whether there's an alarm, and who should get them back at the end. A key safe or lockbox is fine. We send photos when every room is clear, so you can check the job from Dublin, from abroad or from the agent's office.
Price, permit and paperwork
The price is fixed from your photos and covers the volume, the access, anything needing special disposal and the time the crew needs. The cost of clearing a probate property is usually paid from the estate, so keep the executor or solicitor in the loop on the quote.
Everything is sorted as it leaves: reusable pieces set aside where possible, metals and electricals recycled, and the rest taken to licensed facilities. We collect under waste collection permit NWCPO-25-13287-01, which matters to landlords and executors, because waste dumped by an unpermitted collector can be traced back to the property. For specific towns, see our Naas property clear-outs and farm property clearance near Athy pages, or house clearance in Kildare for the county as a whole.
