Selling or letting in Naas and Sallins
Naas is the county town and Sallins, just to the north, has grown around its train station and the Grand Canal. Between the M7 and the Kildare line, both are easy commutes to Dublin, so there's steady demand for houses to buy and to rent. Agents and landlords like to move quickly, and that puts pressure on whoever is getting a property ready.
This page is about that side of things: clearing for a sale, between tenants and for an estate, to a date someone else has set. For family clear-outs, the housing around Naas and how we get there, see our main page on house clearance in Naas.
Working back from the photographer
When a Naas house goes on the market, the agent usually books the photographer first and everything else falls in behind. A run-up that works:
- Send photos to us as soon as you know you're selling. You'll have a fixed price, usually the same day.
- Clear the house about a week before the photographer, keeping anything that should stay for viewings.
- Carpets next, once the rooms are bare and nothing heavy is going back in.
- Outside last. Wash the driveway and patio so nothing gets tracked into the clean house.
- Photographs and viewings, then we come back for the last pieces once it's sale agreed.
A clean driveway shows in the first picture on the listing. See power washing in Naas and carpet cleaning in Naas.

Rentals between tenancies
Rentals in Naas range from apartments and duplexes near the town centre to three-bed semis in the estates, and Sallins has a lot of houses let to people who commute by train. When a tenancy ends, the usual leftovers are a sofa, a mattress or two, bags in the wardrobes, and whatever got pushed into the attic or the shed.
We clear what the tenant left, keep everything on the inventory, and send photos once the rooms are empty. Keys can come from you or from the letting agent in town. Apartments with lifts and fobs need a little planning, which our apartment clearance page covers. Our property clearance page explains the rest of how we work with landlords.
Probate properties around the town
Many of the probate houses we're asked about in Naas are family homes bought decades ago in the older estates, or bungalows in the countryside towards Kill, Johnstown and Caragh. They've usually been lived in for a long time, so the attic, the garage and the garden shed hold as much as the rooms do.
The executor sets the timetable, usually with the solicitor. Some clear the valuables and papers first and leave the rest until the house is sold; others want it all done at once to stop the house sitting full while it's empty. We can do either, and we set aside documents, photographs and jewellery as we go. See bereavement house clearance for how we work with families, and hoarder clearance if the house became very full.

Race days and the town centre
A few local details affect when we schedule a Naas job:
- Race meetings at Naas and the Punchestown festival in spring bring heavy traffic onto the roads around the town, so we avoid those days where we can.
- The main street and the town centre are pay parking with limited loading space, so we stage everything inside before the van stops.
- Sallins gets busy around the station at commuting times, so a mid-morning start is easier.
- Estates are usually simple: the van pulls onto the drive.
Handing over the keys
On a sale, the buyer's solicitor expects vacant possession, which in practice means more than empty bedrooms. The attic should be clear, the shed and garage emptied, and the garden free of old furniture, broken pots and old timber. Buyers notice a loft full of someone else's boxes on their first visit after closing.
For a letting, the bar is the inventory: what's listed stays, what isn't goes. Either way, we finish by walking through every room and outbuilding, sending photos, and handing the keys to whoever you've named, whether that's you, the agent or the solicitor's office. Take your own meter readings on the same day, while the rooms are bare and the meters easy to reach.
Getting a Naas or Sallins property ready? Send photos of every room, the attic and the garden on WhatsApp, with your deadline. We'll reply with a fixed price, usually the same day.
What's left when we go
Rooms are left empty, with floors swept or vacuumed where needed, ready for a cleaner, a photographer or the next tenant. Anything reusable is set aside, metals and electricals go for recycling, and the rest goes to licensed facilities under permit NWCPO-25-13287-01. For properties elsewhere in the county, see house clearance in Kildare.
