Power washing, matched to the surface

Power washing is the quickest way to bring tired outdoor surfaces back: the green off a driveway, the black off a patio, the moss off a roof. Done badly, it's also the quickest way to damage them. Blasting sandstone, render or roof tiles at full pressure can strip the surface, wash out the joints and leave marks that never go away.

So we don't start with the machine. We start with the surface. Every job gets one of these approaches, or a mix of them:

  • Hot-water pressure washing for hard, durable surfaces like block paving, cobble-lock, concrete and most slabs.
  • Soft washing at low pressure for roofs, render, pebble-dash, cladding, painted walls and uPVC.
  • Hot water and nothing else wherever heat and water alone will do the job, which is more often than you'd think.

Pressure washing or soft washing?

The difference is force. A pressure wash uses a concentrated, high-pressure jet to lift dirt, moss and grime off the surface physically. A soft wash keeps the pressure low and lets a cleaning solution and a bit of time do the work, followed by a gentle rinse.

Surface Usual method Why
Block paving, cobble-lock, concrete Hot-water pressure wash Tough enough for pressure, and heat lifts oil, gum and algae film
Patio slabs (sandstone, limestone, granite, porcelain) Pressure wash, adjusted for each stone Softer stone needs lower pressure and more care
Tarmac A gentler hot-water wash Too much force can loosen the stone chips
Roof tiles and slates Moss removal, then a soft wash High pressure can damage tiles and drive water up under them
Render, pebble-dash, painted walls Soft wash Pressure can crack render, lift paint and knock out dashing
uPVC fascias, soffits, cladding Low-pressure wash Smooth surfaces clean easily, and joints shouldn't be forced

If you're not sure which one your surface needs, that's our job to work out. A photo is usually enough. Our power washing guide goes into the methods in more depth.

Why hot water makes the difference

Cold water at high pressure moves loose dirt. It struggles with anything greasy or sticky: oil drips on a driveway, chewing gum on a footpath, the slimy film that algae leaves on shaded paving. Heat softens and breaks these down, so the surface comes clean at lower pressure, with less wear on the paving and the joints.

It also means a lot of surfaces can be cleaned with water alone. On many driveways and patios, hot water does all the work with no chemicals involved, which matters if you have children, pets or a vegetable patch beside the paving. The video on our power washing Dublin page shows a patio being cleaned with nothing but hot water.

What we clean

Each service has its own page explaining how we handle it:

It often makes sense to combine a few: the roof, gutters and fascias in one visit, or the driveway, patio and side path together. It's one set-up and one visit instead of several.

Homes, landlords and businesses

Homeowners often book a wash in spring, or ahead of a sale, a family occasion or the summer. We also work for:

  • Landlords and letting agents, getting a rental's driveway, paths and bin area ready between tenants
  • Sellers, because the front of the house is the first photo in the listing (our guide to preparing a property for sale)
  • Management companies, for apartment car parks, paths, bin stores and courtyards
  • Shops, offices and other businesses, for forecourts, entrances and the footpath outside

Clearance is our main trade, so we can also clear the house or shed and wash the outside in the same booking, which suits executors and landlords. If the inside needs attention too, we also clean carpets and upholstery.

How power washing quotes work

We don't publish a price list, because two driveways of the same size can be very different jobs. What we look at:

  1. Area: roughly how big it is, or simply "the front drive and the side path"
  2. Surface: block paving, slabs, tarmac, render, roof tiles
  3. Condition: light grime or years of moss, oil stains, black spot
  4. Access: steps, narrow side passages, roof height, where the van can park
  5. Method: a straightforward hot-water wash, or a slower soft wash with a treatment

Want a price? Send a wide photo and a close-up of each area on WhatsApp, with your area or Eircode. We'll reply with a fixed price, usually the same day.

Where we work

We're based in Dublin and power wash across Dublin and all of Leinster, with jobs in Portlaoise and Drogheda too. The area pages listed below cover local detail, such as access, parking and the kinds of houses and surfaces we usually find in each place.

The process

How we power wash

The right pressure, the right heat, the right method for each surface.

  1. Send photos

A couple of photos of the surface and a rough size is usually enough to price it.

  2. Fixed quote

We tell you the method, the time it takes and the price before booking.

  3. Prep

Furniture and pots moved, drains and doors protected, and plants rinsed down.

  4. Wash

Hot-water pressure washing or a low-pressure soft wash, matched to the surface.

  5. Rinse & check

Joints, edges and steps finished, and the area rinsed and walked over with you.

  6. Advice

How to keep it clean longer, and when it’s likely to need doing again.

FAQ

Questions people ask us

Is there a difference between power washing and pressure washing?

Some people in the trade use "power washing" for heated water and "pressure washing" for cold, but most people use the two words for the same thing. What actually matters is the method for your surface. We use hot-water pressure washing on hard paving and a low-pressure soft wash on roofs, render, cladding and painted surfaces.

Is hot water really better than cold?

For most outdoor dirt, yes. Heat breaks down grease, oil, chewing gum and the slimy film algae leaves behind, so the surface comes clean at lower pressure and with fewer passes. Cold water is fine for light dust and loose dirt, but it struggles with anything sticky or oily.

What does chemical-free hot-water cleaning mean?

It means cleaning with heated water alone, with no detergents or treatments. On a lot of driveways, patios and paths, hot water does all the work. Where growth is rooted into the surface, such as algae on render, moss on a roof or lichen on stone, a cleaning treatment applied at low pressure works better than force. We'll tell you before we start if your job needs one, and we rinse plants down and protect drains.

Do you power wash commercial premises?

Yes. We clean shopfronts, forecourts, entrances, car parks, bin stores and the communal areas of apartment complexes, and we take on gum removal and graffiti removal. Tell us about opening hours, residents or deliveries and we'll plan the work around them where we can.

Can you power wash in winter?

Yes, on days when the ground isn't frozen. A freshly washed surface can ice over in a frost, so we avoid freezing days, and soft-wash treatments need a dry spell to work properly. Spring is popular for clearing the winter's green, and early autumn gets paving clean before the leaves come down.

Do you clean steps, paths and garden walls too?

Yes. Front steps, side paths, yards, garden walls and garden furniture can all be done on the same visit as a driveway or patio. Brick, granite and older stonework are covered under stone cleaning, and rendered or painted walls under soft washing.

How do you work out the price?

We look at the size of the area, the surface, how dirty or mossy it is, access, and whether it needs a straightforward hot-water wash or a slower soft wash. Photos let us price most jobs without a visit. Our guide to how power washing is priced explains each factor.
