What "near me" means for us
When you search for power washing near you, you want someone who'll actually turn up, do the job properly and not charge you for the privilege of the drive. Spotless is based in Dublin and covers Dublin and all of Leinster with its own van and crew. The people who reply to your WhatsApp are the people who come out to do the work.
That matters for a couple of reasons. You get a straight answer about what's possible from the person who'll be holding the lance, and nobody turns up on the day with a different price. Spotless is fully insured on every job, and the price is fixed before anything is booked.
For everything we wash and how we choose between pressure washing and soft washing, see our main power washing page.
Where we work
We go wherever the job is in Leinster. As a rough guide:
| Area | Places we work |
|---|---|
| Dublin city and county | Every postcode from D1 to D24, plus Swords, Malahide, Lucan and Dún Laoghaire |
| Kildare | Naas, Newbridge, Maynooth, Celbridge and the rest of the county |
| Wicklow | Bray, Greystones, Wicklow town and the villages between |
| Meath and Louth | Navan, Ashbourne, Drogheda, Dundalk |
| South Leinster | Carlow, Kilkenny, Wexford |
| The midlands | Portlaoise, Tullamore, Mullingar, Athlone, Longford |
Several areas have their own pages with local detail on housing, surfaces and parking, including power washing in Dublin, Kildare, Wicklow and Drogheda. The full list is further down this page. If your town isn't named, we almost certainly still cover it; just send your Eircode with your photos.
How soon we can come out
Quotes usually come back the same day. The date for the work itself depends on three things:
- The time of year. Spring and early summer are the busiest months, when everyone wants the winter's green off the drive. Autumn brings a rush for gutters once the leaves are down.
- The weather. Hard paving can be washed in most weather, but we avoid frosty days, when a wet surface can ice over. Roofs and soft washing need a dry spell.
- The distance. For jobs further from Dublin, we plan trips by area, so we'll offer you the earliest day we're working near you.
If you have a deadline, such as a sale, a wedding or a family visit, say so with your photos. We'll tell you straight away whether we can make it, and if we can't, we'll say that too.
| Job | What usually decides the date |
|---|---|
| Driveways and paths | The spring rush |
| Patios | Booked ahead of summer |
| Roofs | A dry spell, and safe access |
| Gutters | The autumn leaf fall |
| Walls and render | Dry weather for a soft wash |
What to send for a quote
A good set of photos gets you an accurate fixed price without anyone needing to visit. Here's what helps most:
- A wide photo of each area, taken from far enough back to show the whole drive, patio or wall
- A close-up of the worst part, so we can see the moss, oil or staining
- Your Eircode or area, so we can plan the trip
- Access: side gates, steps, narrow passages, or whether the back is only reachable through the house
- Water and parking: whether there's an outside tap, and where the van can stop
- Anything delicate: ponds, raised beds, garden furniture or a car that can't be moved
- Your deadline, if there is one
Photos taken in daylight, with the area dry, show the surface best. If you don't know whether your paving is sandstone, concrete or something else, don't worry; that's our job to work out.
How the price is worked out
We price on the size of the area, the surface, how heavy the moss or staining is, access and the method needed. Our guide to how power washing is priced explains each factor.
Want a price near you? Send a wide photo and a close-up of each area on WhatsApp, with your Eircode. We'll reply with a fixed price and the earliest date we're near you.
What we wash when we get there
Most jobs near home are one of a handful of things, often combined on one visit:
- Driveways: block paving, cobble-lock, concrete and tarmac (driveway cleaning)
- Patios: sandstone, limestone, granite, porcelain and concrete slabs (patio cleaning)
- Roofs: moss removal and a gentle clean of tiles and slates (roof cleaning)
- Gutters: leaves and moss cleared and downpipes checked (gutter cleaning)
- Walls, steps and paths: render and painted walls by soft washing, and steps, side paths and yards by hot-water washing

Homes, rentals and businesses near you
Most of our power washing is for homeowners, but plenty of jobs come from people who aren't living in the house at all:
- Sellers, who want the drive, path and patio clean before the estate agent's photos. Our guide to preparing a property for sale covers what else is worth doing.
- Landlords and letting agents, getting a rental's paving and bin area tidy between tenants.
- Management companies, for apartment car parks, paths, bin stores and entrance steps, worked in sections so residents can still come and go.
- Shops and offices, for forecourts, entrances and the footpath outside the door, timed around opening hours where we can.
If you're managing a property from a distance, that's fine. Photos from a tenant, an agent or a neighbour are enough for a price, and we can agree access with whoever holds the keys.
Checking out a local power washer
Every spring, people knock on doors offering to wash a drive while they're in the area. Some do a fine job. Whoever you choose, a few questions are worth asking:
- Are you insured? We are, fully, on every job.
- Is the price fixed? Get it in writing before work starts; a WhatsApp message counts.
- What method will you use on my surface? Sandstone, render and roof tiles need a gentler approach than concrete.
- Where does the water and debris go? Drains, plants and the neighbour's car all deserve a thought.
- Can I see real jobs? Our photos on this site are from our own work.
