Three kinds of house in one town
Navan is the largest town in Meath, and the clear-outs here come in three shapes. Close to the centre, where the Boyne and the Blackwater meet, there are older terraces and two-storey town houses built tight to the footpath. Around them is a wide ring of estates, Johnstown among them, where much of the town now lives. Beyond the last roundabout it's farmland, with bungalows and farmhouses out towards Kells, Athboy and Slane.

Estate houses: it's rarely the whole house
In a Navan estate semi or detached house, the rooms people live in are usually fine. The volume is stored out of sight: an attic boarded the year the family moved in, a garage that hasn't held a car in a decade, a garden shed with a lawnmower nobody has started in years.

The older streets are a different job. Houses here often open straight onto the footpath, with a narrow hall, a steep stairs and a small yard at the back that can only be reached through the house. There may be nowhere to stop outside for long.
So we stage it. Everything comes down and is lined up in the hall or front room, then the van pulls in and we load in short, quick runs. Big wardrobes and beds are taken apart upstairs rather than forced round a tight turn. Out the country roads
A farmhouse clearance near Navan is usually two jobs: the house, and the yard. Car sheds, stores and old workshops hold decades of timber, tools, tyres and furniture that was moved out of the kitchen long ago. We clear them on the same visit and keep scrap metal apart for recycling.

There's no rate card. The figure comes from your photos, and four things decide it:

Once the rooms are empty
An empty house is the easiest time to sort out the finish before a sale or a new letting. We clean carpets and stairs by hot-water extraction (carpet cleaning in Navan) and wash driveways and patios (power washing in Navan).
As for the contents, decent furniture is put aside for reuse where we can, metals and appliances are recycled, and whatever is left goes to licensed waste facilities.
