Clearing a family home in Trim
A typical Trim clearance starts like this. A parent has died or moved into care, the house has been in the family for decades, and the people dealing with it live in Dublin, Navan or further away. The house needs to be emptied for a sale or a letting, and nobody knows quite where to begin.
That's where we come in. Spotless is a Dublin crew covering all of Leinster, and Trim is a planned trip for us. We price the job from photos, agree a date that works for the executors, and set aside enough time to do it properly. Everything personal is kept for the family, and nothing is rushed. Our bereavement clearance page explains the approach in more detail, and our guide to how bereavement clearance works covers probate, keys and who decides what.
Old town houses near the castle
Trim is a heritage town on the Boyne, and its older houses show it. Near the centre, homes tend to have thick walls, small rooms, low doorways and stairs that turn sharply. A sideboard or a double wardrobe that went in fifty years ago doesn't always come back out the same way.
We plan for that:
- Furniture taken apart in the room where it stands, where it can be done safely
- Covers on the stair carpet and care at every doorframe and banister
- Everything staged indoors, so the van spends as little time on the street as possible
- Drawers, pockets and boxes checked before anything is bagged
The streets near the centre are narrow, so a photo of the road outside your door helps us work out where the van will stop. If the property is a flat above a shop or part of a newer block, our apartment clearance service covers the stairs, lifts and building rules.
The newer estates on the edges of town are a simpler job. Semi-ds and detached houses there usually have a driveway the van can back onto, and the work tends to be concentrated in the attic, the garage and the spare room. If you're downsizing from one of those houses into something smaller in town, we take whatever won't fit in the new place and leave the old one ready for the estate agent.

The country around Trim
Out from the town, towards Summerhill, Athboy, Longwood and Kildalkey, the houses are mostly bungalows, two-storey farmhouses and one-off homes. Many come with a yard, and the yard is where the volume hides. Old car sheds, stores, workshops and lean-tos often hold more than the house: timber, fencing wire, tools, tyres, old bikes, and furniture moved out of the kitchen when it was done up.
We empty those buildings on the same trip as the house, sorting scrap metal for recycling as we go. If a shed has had its day, shed clearance can include dismantling it and taking the panels away. A garage packed with tools and paint tins is the same kind of job; see garage clear-outs.
There are limits. Farm chemicals, sheep dip, old fuel, gas cylinders and roof sheeting that may contain asbestos need a specialist. Photograph them, and we'll tell you before the day what we can and can't take.

For executors: how the day usually runs
- Photos first. One person sends pictures of every room, the attic and each outbuilding, with the Eircode. A neighbour or the auctioneer can take them if you can't get there.
- A fixed price. We reply with one figure, usually the same day, covering crew, van, travel and disposal.
- What's staying. Mark items for auction, for relatives or for the sale, and we clear around them.
- Keys and access. You meet us, or a neighbour, solicitor or agent lets us in.
- Photos at the end. We send pictures of each empty room before we lock up.
If the home had become very full over the years, hoarder clearance is handled quietly and without judgement, often in stages. Attics in older country houses can hold several generations of storage; see attic clearance.
Dealing with a family home in Trim? Send photos of each room, the attic and every outbuilding on WhatsApp, with your Eircode. We'll come back with a fixed price and leave the timing to you.
Price, insurance and the paperwork
The price depends on how much there is, how far it has to be carried, whether anything needs special disposal, such as fridges, mattresses or electricals, and how long the crew will be on site. The figure we agree is the figure you pay. We're fully insured, and we collect under waste permit NWCPO-25-13287-01, which you can check on the NWCPO register.
Furniture that someone could use again is set aside where possible, metal and appliances go for recycling, and the rest is taken to licensed facilities. For landlords or agents handling a sale, property clearance explains how we work to a handover date. See house clearance for what a full job includes, or house clearance in Meath for the rest of the county.
