A booked trip up the M1
Dundalk is the far end of the M1 for us, close to the Northern border, and it's a trip we plan rather than squeeze into a day. Spotless is based in Dublin, and every Dundalk job is booked on a scheduled date, priced from your photos, with enough crew and van space to finish in one go. The travel is part of the fixed price, so the figure you agree is the figure you pay.
What you get on the day is the same as anywhere we work. We check drawers, pockets and boxes before anything goes, set aside anything personal, protect the stairs and hall, and sweep the rooms when we leave. We're fully insured, and as an authorised waste carrier we hold permit NWCPO-25-13287-01.
Terraced streets near the town centre
The older part of Dundalk has street after street of terraced houses, many of them small two-storey homes opening onto the footpath with a yard behind. They're good, solid houses, and they can be tricky to clear. The hall is narrow, the stairs is steep, and the yard can only be reached through the kitchen.
So we work from the inside out:
- Big pieces taken apart upstairs so they come down the stairs without marking the walls
- Everything staged in the hall before the van pulls up
- Short, quick loads so the street isn't blocked for long
- The yard cleared last, with bags carried through on protected floors
Many of these houses are rentals, family homes owned by the same people for decades, or homes coming up for sale after a death. All three are routine for us.

Rentals and student lets near DkIT
Between DkIT and the town's commuter population, Dundalk has a lot of rented houses and flats. When tenants or students move out, they leave things behind: mattresses, desks, broken chairs, kitchen bits and bags of clothes. Landlords and letting agents need the place emptied and ready to relet.
For a rental, send us:
| What we need | Why |
|---|---|
| Photos of each room, the garden and any shed | So the price covers everything left |
| The inventory, or a list of what stays | Beds, wardrobes and white goods that belong to the house stay put |
| The next move-in date | We work back from it |
| Who has the keys | You, the agent or a neighbour |
Our guide to clearing a rental between tenants has a fuller checklist, and property clearance covers landlords with several units. Flats in blocks with lifts, bin stores and a management company are planned around the building's rules; see apartment clearance.
Need a Dundalk house or rental cleared? Send photos of each room, the attic, garage and garden on WhatsApp, with your Eircode and any move-in date. We'll reply with a fixed price, usually the same day.
Estate homes on the edges of town
Away from the centre, Dundalk spreads out in every direction in estates of semi-ds and detached houses. Here the problem isn't access, as most houses have a driveway the van can use. It's the stored stuff: the attic full of boxes, the garage that became a storeroom, and the shed at the end of the garden. Each can be cleared on its own, or all three on one visit.
Estate clear-outs in Dundalk usually come with a reason attached. A couple is downsizing now the children have gone, a house is being readied for sale, or the family wants a spare room back. For a sale, it helps to clear the stored spaces before the estate agent's photos and leave the living rooms until after the move. We'll split the job across two visits if that suits, and price both together so there are no surprises later.
On the estate itself, we reverse onto the drive, cover the stairs while the attic comes down, and keep the path clear for neighbours. Evening parking is the only real snag in most estates, so a morning start is usually best.
A parent's house, and homes that got too full
Clearing the family home after a death is slow work, and it shouldn't be rushed. We set aside letters, photographs, documents and anything that might matter, and the family can go through things with us on the day or in stages. Our bereavement clearance page explains how we work alongside executors. If a house has become hard to live in because of what's accumulated, we're patient, discreet and never judgemental; see hoarder clearance.

Where the contents go
As we load, reusable furniture and household items are kept to one side where possible, metal, appliances and electricals are separated for recycling, and the rest goes to licensed waste facilities. Nothing is dumped.
Once a rental or family home is empty, it's the easiest moment to get the carpets cleaned before the next tenant or the sale photos. We do that too, by hot-water extraction; see carpet cleaning in Dundalk. For the full picture of a clearance, see house clearance. If you're further down the county, our Drogheda page covers the south of Louth, and house clearance in Louth takes in Ardee, the Cooley Peninsula and everywhere in between.
