Bungalow or semi?
That's usually our first question about a Palmerstown house, because it changes the shape of the day. Palmerstown, in Dublin 20, sits on the slopes above the Liffey between Chapelizod and Lucan, with the N4 running through it and the M50 along its western edge. Most of its homes are in estates built from the 1960s onwards: rows of two-storey semis, and a good number of bungalows.
Many were bought by young families when they were new. The children have grown up and moved on, and a lot of the original owners are now well into retirement. So a Palmerstown clearance is most often about a parent moving into care or to somewhere smaller, or a family clearing a home after a death.
Bungalows: one floor, nearly
A bungalow clearance has no stairs to worry about, which makes each room faster. But there's usually more in it than it looks:
- The roof space, reached by a hatch in the hall ceiling and often boarded for storage over the years. See attic clearance.
- The garage, attached or at the side, often the busiest space in the house. See garage clear-outs.
- Big furniture in wide rooms, such as wall units, dining sets and double wardrobes built to last a lifetime.
- A garden all round, with a shed, a greenhouse or a store at the back. See shed clearance.
A three-bed bungalow with a full garage is usually a day's work, and the van can almost always park on the drive.

Two-storey semis in the estates
The semis take a little longer, because everything upstairs comes down the stairs, which we cover before anything heavy moves. Their box rooms and back bedrooms tend to hold the overflow of a whole family, and the attic holds the rest. Expect one to two days for a full house, depending on the garage and the attic.
Many have been extended over the years, with a kitchen or a sunroom out the back and, here and there, a garage turned into a bedroom. Include every room in your photos, even the ones that look half empty, so the price covers the lot.

Garden, shed and side passage
Palmerstown gardens have had fifty-odd years to fill up. Behind most houses there's a shed, sometimes two, plus a greenhouse with broken panes, a coal bunker nobody has used in decades, and a corner where old slabs, pots and fencing ended up. All of it can go in the same visit as the house.
Garden waste, hedge cuttings and rotten timber are fine; see garden clearance. A shed that's past saving is emptied, taken apart and removed, leaving the base. Most semis and bungalows here have a side passage or a gate, so the garden contents don't need to come through the house, which saves time. Old paint, weedkiller and anything in an unlabelled bottle should be pointed out in your photos, because those go by a different route.
Getting on and off the N4
For us, Palmerstown is one of the easier places in Dublin to reach: the N4 and the M50 bring the van almost to the door. The pinch points are the morning and evening peaks, when the N4 slows right down, so we aim to arrive early and be loaded well before the evening traffic. Inside the estates the roads are wide and most houses have a drive; cul-de-sacs with shared parking just need a word with the neighbours.
When the house changes hands

Price, permit and what's left behind
You'll know the cost before you book. It's fixed from your photos and reflects the volume, the access, and any appliances, mattresses or electricals that go by their own route. Sorting happens as the van is loaded. Furniture worth reusing goes to one side, metals and white goods to another for recycling, and only the leftovers head to licensed facilities. When we drive away, the rooms are bare and swept.
