Streets built for walking
Inchicore grew up around the railway works in the nineteenth century, and some of its oldest red-brick cottages were built for the people who worked there. Later came rows of terraces, council estates and, more recently, apartment blocks near the canal and the Luas. It sits at the western end of Dublin 8, with Kilmainham to the east, Ballyfermot to the west and the Grand Canal along its southern edge.
The streets were laid out long before anyone owned a van. Many are narrow and lined with parked cars on both sides, with small houses opening right onto the path. That shapes how we work more than anything inside the house.
Narrow street, small house: the loading plan
A cottage or a two-up two-down holds less than a semi, but it's harder to load from. Our approach:
- Stage everything inside first. Bags, boxes and dismantled furniture are lined up in the front room, so the van only needs to stop for minutes at a time.
- Stop legally and briefly. We find the nearest spot the van can sit without blocking the street, and keep each stop short.
- Tell the neighbours. A quick word next door helps if someone needs to move a car.
- Pick the hour. Mid-morning, after the commuters have gone, is usually easiest.
Furniture that came in through a narrow front door years ago may need taking apart to go back out; we bring the tools for that, and floor covers for the hall.

For landlords
A lot of Inchicore's cottages and apartments are rented, so many clear-outs here happen between tenancies. To get the place back on the market quickly:
- Tell us what belongs to the property, such as the bed, the sofa or the white goods, and it stays.
- Leave keys with us or your agent, so you don't need to be there.
- Get photos when it's done, as a record of the empty rooms.
- Book the cleaner and the carpet clean after us, so nobody is working around anybody else.

Tenants on the way out
If you're the one leaving, the deadline is usually the end of your lease and the problem is everything that won't fit in the car. We'll take the furniture you bought, the bags, the broken bits and the bike in the hall in one visit, and leave anything that belongs to the landlord where it is. Make a list of the landlord's items before we arrive; it saves arguments at the deposit inspection. If you're short on time, we can come on your last morning and be gone well before you hand over the keys.
Apartments near the canal and the Luas

Family homes, too
Not every Inchicore job is a rental. Long-held family homes in the terraces and estates need the same care as anywhere: drawers and pockets checked, papers and photographs handed back, and a pace that suits the family. Price and permit
Your price is fixed from photos before you book, and it's the price you pay. It reflects how much there is, how far we carry, and anything with its own disposal route, like mattresses, fridges and electricals.
As a rough guide to time: a single-storey cottage or a one-bed flat is often a few hours, a two-up two-down is half a day to a day, and a three-bed family house with an attic and a yard can run to a day and a half. A long carry from where the van can stop adds a little, which is why a photo of the street helps.
Every Inchicore job is fully insured. Spotless is an authorised waste carrier, and our permit, NWCPO-25-13287-01, is on the national register for any landlord or agent who wants to check it. Reusable items are put aside, metal and electricals go for recycling, and the remainder is taken to licensed facilities.
