Three things decide a Stoneybatter clearance
The parking outside, the width of the front door and the size of the yard. Get those right and the rest of the job is simple, because Stoneybatter's houses are small. Most are artisan cottages built in the late 1800s for working families, set in tight rows off Manor Street and the streets running down towards Arbour Hill. Some are single-storey, some have a second floor or a converted attic, and almost all have a small yard at the back rather than a garden.
The area is a mix of people who have lived here all their lives, young owners renovating, and tenants renting by the room or the house. So the clearances are a mix too: a long-held home after a death, a cottage emptied before an extension, a rental between tenants.
Permit parking: our plan, and yours
Most Stoneybatter streets are resident permit or pay-and-display, and spaces are scarce. Before the day, we'll ask:
- what the rules are on your street, and the hours they apply
- whether you have a visitor permit, or a neighbour with a space they'd lend for an hour
- whether there's a corner or a wider spot nearby where a van can stand briefly
On the day, everything is bagged, boxed and dismantled indoors before the van pulls up. Then it's a few quick loads rather than a van sitting outside for hours. Early starts help; we work from 8am, Monday to Saturday.
Through the front door
Cottage doors and halls are narrow, and a lot of furniture only got in because it arrived flat-packed or came through before a wall went up. We take beds, wardrobes and shelving apart in the room. Sofas are tried through the door first and taken apart if they won't go. Covers go down on the floor and any stairs before we start.

Inside a long-held cottage
A cottage that one person has lived in for fifty years is small, but rarely empty. Every press and drawer is used, the space under the stairs is packed, and the front room holds the good furniture that was bought for a bigger house and never quite fitted. Small rooms also mean it's easy to miss things: a box of letters on top of a wardrobe, savings books in a bedside locker, photographs in the back of a press.
So we work room by room, checking as we go, and hand anything personal to the family before it can end up in a bag. A cottage like that is often a day's work, more because of the care it needs than the volume.
The yard at the back
Stoneybatter yards are small, often with a lean-to, a bike store or a timber shed squeezed into a corner, and in most cottages the only way out is back through the house. We empty the yard last so nothing crosses a room that's already clear. A rotten shed can be taken apart and removed; see shed clearance. Plants in pots, loose paving and bags of soil are worth mentioning in your photos, as they're heavier than they look.

Before the builders, or after the tenants

Price and the paperwork
You'll have a fixed price from photos before you book, based on the volume, the access and anything needing separate disposal, such as mattresses and fridges. A rental with little left in it can be a few hours' work; a full, long-held cottage is closer to a day. If there's a lock-up garage to empty as well, add it to the photos.
