What Phibsborough homes are like
Phibsborough runs north from the city along Phibsborough Road and the North Circular Road, with the Royal Canal cutting across it and Glasnevin, Cabra and Stoneybatter on its edges. It's one of Dublin's older inner suburbs, and the housing shows it: Victorian and Edwardian red-brick terraces, smaller cottage-style terraces on the side streets, and taller three-storey houses on the main roads, many of them divided into flats long ago. Newer apartment blocks fill some of the gaps.
The people living here are a real mix: families who've been on the same road for generations, younger owners who've bought and done up a terrace, and a lot of renters. This page covers the full range of house clearances in Phibsborough. If you're a tenant or landlord with a flat near the Mater or TU Dublin Grangegorman, our Phibsborough rentals page is written for you.
Family homes that have seen a lot of years
A good share of our Phibsborough work is clearing a house that one family has lived in for decades, usually after a death, or when an older parent moves into care or in with family. The house might be a modest two-bed terrace or a big red-brick with a return and an attic, but either way it holds a lifetime: good furniture, a dresser full of china, wardrobes of clothes, and paperwork in every drawer.
That kind of job needs patience more than speed. We check every drawer, box and pocket, set aside papers, photographs, letters and keepsakes, and ask before anything you might want goes in a bag. If the family wants to come in on the day and take things, that's welcome. Our bereavement house clearance page explains how we work with families and executors.
When a home has become very full over many years, sometimes to the point of being hard to live in, we work at the pace of the person who lives there and never throw anything out without agreement. See hoarder clearance.

Tall houses with many doors
The bigger houses on the North Circular and Phibsborough Road are often split into several flats or bedsits. When one of those buildings is sold, converted back into a family home or refurbished, the whole thing needs emptying: each unit, the shared hall, the basement and the back garden. We take it unit by unit, keep the hall clear if any residents are still living there, and give you one price for the building.
For a single flat in a managed block with a lift, our apartment clearance page covers access and management companies.
Halls, stairs and the walk to the van
Red-brick terraces here have long, narrow halls and steep stairs with a tight turn at the return. Furniture that went in decades ago doesn't always come out the same way, so we take wardrobes, beds and big tables apart where they stand. Covers go down on stair carpets and hall tiles first.
Out the back, many terraces have a small yard with a shed and no side access, so it all comes through the house. Some houses on wider roads have a garage or a lane at the rear, which can make loading easier. And the attic, usually reached through a hatch on the top landing, is often the fullest room in the house.

Match nights, the hospital and timing
Phibsborough has a few local rhythms worth planning around:
- Match nights at Dalymount Park bring crowds and parked cars to the surrounding streets. We don't book loading near the ground on those evenings.
- The streets around the Mater are busy all day, with tight parking and a lot of traffic.
- Permit parking covers most residential roads. A visitor permit, or a neighbour's driveway, helps a lot.
- Phibsborough Road and the North Circular are bus routes, so we load from side streets wherever we can.
We work Monday to Saturday, 8am to 5pm, and an early start is usually the easiest way to get the van close to the door.
What it costs and where it goes
Every job is priced from photos and agreed before you book. The figure depends on the volume, the stairs and the carry to the van, and anything needing special disposal, such as fridges, mattresses and electricals. Our cost guide explains each part.
Furniture and household things someone else could use are kept back where possible. Metal and electricals are recycled, and anything left over goes to licensed facilities. As an authorised waste carrier (NWCPO-25-13287-01), we're also fully insured on every job.
