Small houses, decades of contents
Sandymount is mostly Victorian and Edwardian red-brick: terraces off the Green and along the roads towards the strand, larger houses on the main roads, and rows of small cottages running towards Irishtown and Ringsend. Houses like these are often lived in for a lifetime, and the contents show it.
Small rooms don't mean a small job. A two-up two-down cottage with a full attic, a packed back yard and a lifetime of books can fill more van loads than a modern three-bed. What matters is the volume, the stairs and the walk to the van, and we price on all three.

Cottages, terraces and the walk to the van
Most Sandymount houses open straight onto the footpath or a short front garden, with no drive and no side passage. Everything leaves through the hall door.
- Narrow halls and tight stairs. Wardrobes, beds and bookcases are taken apart in the room before they come down.
- Floors protected. Covers go on stair carpets and hall tiles before anything heavy moves.
- Short van stops. We stage everything inside and load in quick runs to keep the road moving.
- Back yards and lanes. Where there's rear access we use it for the yard and the shed.
- Cottage attics. Often a small hatch on the landing with little headroom, so boxes come down one at a time and get checked on the way.
Parking on most Sandymount roads is by permit or pay-and-display. If there's a space we can use, or a neighbour happy to swap for the morning, tell us when you send photos.
Timing around the village, the strand and the stadium
Sandymount is quiet most of the time, but a few things affect when we'd book:
- Event days at the Aviva Stadium bring road closures and parking restrictions around Lansdowne Road and Bath Avenue. Check the fixture list before picking a date.
- Strand Road is busy at rush hour, so we load from a side road wherever we can.
- The DART level crossings at Sandymount, Sydney Parade and Merrion Gates can hold traffic up at busy times, and we allow for that in the timing.
- Early starts help. We work Monday to Saturday, 8am to 5pm, and a morning start usually means an easier run in and out of the village.

Probate, sales and long family histories
Clearing a parent's house in Sandymount often comes with a deadline from the solicitor or the estate agent. We work to that date while keeping the pace gentle for the family:
- papers, photographs, jewellery and anything personal set aside as we find them
- relatives welcome to go through rooms with us on the day
- the clearance split over two visits if the family needs time
How we handle these jobs is set out on our bereavement house clearance page, and property clearance covers sales and lettings. A full attic is often the biggest single space in a terraced house, so photograph it too. Some larger houses have a garage or mews at the back. Where a home has become very cluttered, there's no judgement from us, and the work can be staged; see hoarder clearance.
Days and pricing for a Sandymount house
Most Sandymount terraced houses and cottages take a single day. A bigger period house on three floors, or a cottage packed from the attic to the yard, can take a day and a half, and we'll tell you which when we send the price.
That price is fixed before we book and worked out from your photos. It reflects the volume, the stairs, the carry to the van and anything needing special disposal, such as fridges, freezers, mattresses and electricals. Left out of it: cleaning beyond a sweep or vacuum, and anything hazardous, like asbestos, gas cylinders or chemicals, which has to go to a specialist. There's a fuller breakdown in our cost guide.
After the clearance: carpets and the outside
An empty house shows everything. If you're selling or letting, two more jobs often follow, and we do both:
- Carpets cleaned by hot-water extraction once the rooms are clear: see carpet cleaning in Sandymount.
- Front steps, paths and the yard power washed for the listing photos.
None of it goes into one skip. Furniture someone else could use is kept back where possible, old appliances and metal are recycled, and whatever remains goes to a licensed facility, all under our waste collection permit, NWCPO-25-13287-01. There's more on how we work across the city on our Dublin house clearance page.
