Either side of Kimmage Cross Roads
Kimmage sits where Dublin 12 meets Dublin 6W, spreading out from Kimmage Cross Roads towards Crumlin on one side and Terenure and Harold's Cross on the other, with Perrystown to the south-west. Most of its houses went up between the 1930s and the 1950s: Corporation-built terraces on the Crumlin side, and privately built semis and terraces towards Terenure, many with a small front garden and a longer one out the back.
Which postcode you're in doesn't change anything for us. What changes the plan is whether there's a driveway, a side passage and a garage, and how many years of family life are inside.
Three ways a Kimmage family home gets cleared
A Kimmage family home usually comes to be cleared in one of three situations.
Parents moving somewhere smaller. It might be an apartment, a smaller house nearby or a room in one of the children's homes. The furniture that's going with them is decided first; we take the rest, usually after the removal van has been. If it's only one or two bulky pieces, our furniture removal service suits better.
One of the family taking over the house. A son or daughter buys out the others, or inherits, and wants the house emptied before decorating or building work. We clear everything except what they're keeping, and leave the fitted kitchen and bathroom for the builder. It's worth emptying the attic and the back garden at the same time: electricians and insulation crews need the roof space clear, and an extension can't start while the shed is still full.

In all three, the family usually knows the house far better than any of us ever will, so we start with a walk-round. You show us the rooms, point out what's staying and where the awkward corners are, and we tell you how we'll go about it. Then you can be as involved as you like, from sorting alongside us all day to handing over the keys and coming back to an empty house.
Sharing out what's in the house
When three or four brothers and sisters each want different things, a simple system saves arguments on the day:
- A colour each. Coloured stickers or tape on furniture and boxes, one colour per person.
- Photos for anyone away. Send pictures to family who can't be there, and give them a date to claim things by.
- One room for keepers. Everything claimed goes into one room, and we don't go near it.
- One voice for us. One person tells us what goes, so nothing leaves by mistake.
Anything nobody claims but still has use in it is set aside for reuse where possible. Books, records and good pieces of furniture often find a new home that way.

Semis with drives, terraces without
On the semi-detached roads there's usually a driveway or a side passage, and the van can sit close to the door. On the terraced roads, everything from the back garden comes through the house, so floors and stairs are covered first. The roads around Kimmage Cross Roads and Sundrive Road are busy at rush hour, so we aim to do the heavy loading mid-morning or early afternoon.
