Bigger gardens, more to clear
Cabinteely, in Dublin 18, sits along the N11 between Cornelscourt and Foxrock on one side and Loughlinstown and Killiney on the other, with Cabinteely Park close by. Its homes are mostly family houses and bungalows from the middle decades of the last century, many on more generous plots than you'll find in newer estates.
That extra ground matters for a clearance. It usually means a shed or two, a garage, maybe a greenhouse or a summerhouse, and a long garden that has been filling up quietly for years. When you send photos, the outside is as important as the inside.
Bungalows and dormers
There are plenty of bungalows in Cabinteely, and some have had the roof space turned into a bedroom or two, with storage tucked behind small doors under the eaves. That's often where the surprises are. We clear the converted rooms like any bedroom, then empty the eaves storage, which tends to hold suitcases, old curtains, Christmas decorations and boxes from previous moves. For a roof space that was never converted, see attic clearance.
Everything downstairs is on one level, which keeps the carry short. A full bungalow with an attic room is usually one to two days for a crew of two or three.
The garden end
The back garden is what really sets a Cabinteely clearance apart. Before we price, we'd like to see:
- The shed or sheds, inside and out. A rotten one can be taken down and removed; see shed clearance.
- The garage, with the door open. See garage clear-outs.
- Greenhouses, summerhouses and stores, which often hold pots, tools and broken furniture.
- Garden waste and old fencing, which can go in the same load; see garden clearance.
A photo of the route from the back garden to the road helps too, whether it's a side passage, a gate or straight through the house.

Garden first, house later
Families often find it easier to clear a Cabinteely property from the outside in. The sheds, the garage and the garden can go first, while everyone takes their time over the rooms inside, where the photographs, the good furniture and the decisions are. It also means that when the house goes on the market, the garden already looks cared for.
Or it can be the other way round: the house emptied for a sale or a letting, with the garden left until the family has dug up the plants they want to keep. Either way, each visit is priced up front, and you'll know the total before we start.
Timing around the N11
The N11 is one of Dublin's busiest roads, with bus lanes at peak times. Where a house is on it or just off it, we avoid the rush hours and load from the side road or the drive. Inside the estates it's straightforward: a drive or a kerb outside, and a short walk to the van. If your road is narrow or cars line both sides, tell us, and we'll decide where the van goes before we arrive.

Moving on from a family home
Many Cabinteely clearances come when a parent moves into care or to a smaller home, or after they've died. The family decides the pace. Photographs, letters and anything personal are put aside for you as we work, and the house can be done over two or three visits if that helps. Our bereavement house clearance page explains how we work, and there's a local page on bereavement clearances around Carrickmines, Cabinteely and Foxrock.
If a house has become very full over the years, we help without judgement, a room at a time if that's easier; see hoarder clearance. For a parent moving into a managed block, see apartment clearance.
One price for house and garden
You'll get a single price that covers the house and the garden together, fixed from photos before anything is booked. What shapes it is the amount inside, the amount outside, how far it all travels to the van, and any fridges, mattresses or electricals that need separate disposal. A big garden with two sheds simply goes into the same figure.
Spotless is fully insured, and as an authorised waste carrier we work under permit NWCPO-25-13287-01. Garden tools and furniture that still have use in them are kept for reuse, metal goes to recycling, and green waste and the leftovers go to licensed facilities. We leave the rooms swept and the garden back to its lawn and beds.
