Flats, terraces and a lot of moving
Rathmines is one of Dublin's best-known rental areas. Many of the big Victorian houses off Rathmines Road and around Leinster Road were divided into flats and bedsits long ago, and newer apartment blocks have been added since. Ranelagh, next door, is more red-brick terraces and small artisan cottages, with the Luas Green Line running through.
Between them you get every kind of clear-out, from a single bedsit to a full family home. How we help depends on who you are.
If you're a landlord or letting agent
Tenants leave things behind: a mattress, a sofa bed, bags in the press, a bike in the shared hall. You need it gone before the next viewing, without spending a day there yourself.
- Fixed price from photos, so you can approve it without a visit
- Keys arranged with you, whether they're with you, an agent or a neighbour
- Photos when it's done, so you can see the flat is empty
- Floors swept or vacuumed, ready for the cleaner or the next tenant
If there are only a day or two between tenancies, book things in order: the clearance first, then the cleaner, then any carpet cleaning. That way nobody is working around somebody else's mess.
See preparing a rental property for a between-tenants checklist, and property clearance if you manage several units.
If you're moving out
Leaving at the end of a lease usually means a tight deadline and nowhere to put what you're not taking. We'll take the furniture you bought, the bags and the broken bits in one visit. If it's only a couple of items, furniture removal or junk removal is priced for smaller loads.
Top-floor flat with no lift? That's normal here. It's simply part of how we price the job, along with the volume and anything needing special disposal, like a fridge or a mattress.
A few things make the day go faster:
- put what you're keeping in one room, or in clearly labelled boxes
- tell us what belongs to the landlord, such as the bed, sofa or kitchen table, so it stays
- let us know who'll hand over the keys at the end
A one-bed flat is often a couple of hours' work. A full red-brick family home is usually a day or more.
Ranelagh's terraces and cottages
Ranelagh's red-brick terraces and artisan cottages are lovely to live in and awkward to clear. Halls are narrow, stairs are steep, and with no side passage everything from the back yard comes through the house. We take big pieces apart where they stand and put covers on the stair carpet before anything moves.
Family homes here often come with a full attic, a yard shed and, on the bigger roads, a garage or mews. When the house belonged to a parent who has died, nothing is rushed, and anything personal is kept aside for the family; see bereavement clearance. A home that has become overwhelmed with belongings gets the same respect; see hoarder clearance.
Got a flat or house in Dublin 6 to clear? Send photos of each room and any shared areas on WhatsApp, plus the floor number. We'll reply with a fixed price, usually the same day.
Loading on busy roads
Rathmines Road is a busy bus corridor, and most side streets are permit or pay-and-display parking. To keep the van's stops short and legal, it helps if you:
- tell us the parking situation outside: permit, pay-and-display, a loading bay or none
- mention shared halls or stairwells, so other residents can be warned
- give us the floor number and whether there's a lift
- choose a time that suits the street; we work Monday to Saturday, 8am to 8pm
Ranelagh's side streets and the terraces down towards Portobello and the canal are tight too, with little room to pull in. The plan there is the same: everything staged in the hall, then short, quick loads.
After the clear-out
Once a flat is empty, the carpets are the next thing a landlord or a new tenant notices. We clean carpets too, by hot-water extraction; see carpet cleaning in Rathmines.
As for what leaves the flat: a decent chest of drawers or table is kept aside for a second life where possible, cardboard, metal and electricals are split out for recycling, and only what's left goes to a licensed facility. We collect under permit NWCPO-25-13287-01. For purpose-built blocks with lifts and management companies, see apartment clearance; for everything else, start with house clearance Dublin.
