A village beside the N7
Rathcoole is the last village in South Dublin before the Kildare border, sitting just off the N7 between Saggart and Kill, with Newcastle to the north and the land rising towards Brittas and the mountains to the south. The village has a main street of older houses. Around it are estates built over the last few decades, and beyond those are one-off houses, bungalows and farms on bigger plots.
That mix makes for three quite different jobs, so the first thing we'll ask is which one you have.
Village and estate homes
Houses on and near the main street are older, with smaller rooms and parking on the street, so we stage everything indoors and keep loading short. The estates are simpler: drives, wide roads and a garage or shed in most back gardens. In both, the volume usually hides in the attic and the garage, so photograph those along with the rest of the house.
A typical three-bed in a Rathcoole estate is a one-day job for a crew of two or three. An older house that's been lived in for decades can take two, mostly because of the sorting.
Bigger plots on the rural edge
Out on the roads around the village, the house is often only part of the job. Sites here can have a detached garage, a workshop, a couple of sheds, a steel storage container, a yard with old fencing and scrap, and a garden that's gone wild. We'll look at all of it from your photos and give you one price for the site.

What to photograph on a bigger site
On a plot with several buildings, a good set of photos usually saves a site visit. Send:
- Every room in the house, plus the attic hatch and the garage.
- Each outbuilding from the door, and a second shot from inside looking back out.
- The yard, so we can see loose scrap, fencing and anything stacked against the walls.
- The entrance and the lane, for the van.
- Anything you're unsure about, like drums, gas bottles or old roof sheeting, in close-up.
If the site is very large or unusual, we may ask to see it first, but most can be priced from a good set of photos sent on WhatsApp.
Gates, lanes and turning space
Before a rural job, a photo of the entrance helps more than anything: the width of the gate, the state of the lane, and whether there's room to turn a van in the yard. If a big van can't get in, we bring a smaller one or carry further, and the price allows for it. Soft ground after a wet week is worth mentioning too, as is a gate that's usually kept locked.

Rathcoole is a few minutes from Kill, Johnstown and the north of Kildare, and we cover both sides of the border in exactly the same way.
